Ask almost any local real estate agent, and they will tell you now is the time to buy a home. And it seems as though folks  here in Abilene agree.

Steve McNeill is looking to buy a house. "It seems like there's more houses on the market, like people are more motivated to sell now, so you get get a little bit better deal, more footage for the money".

And the common reason that is drawing so many buyers to the market? "I think it's cause of the rates. The interest rates are very good, and I just think it's a better time to buy", says Dawn Parker, interested buyer. "The interest rates are low so you can save a lot of money on your house payment", McNeill explains.

A local real estate agent tells us that right now, many can get approved for home loans with interest rates as low as 4%, but warns buyers that it won't stay this low forever.

What buyers are looking for specifically varies across the board, but the most commonly requested features? Granite counter tops, stainless steal appliances, and tile or hardwood floors.

Other add-ons, such as above ground pools or play structures rarely add value, that is, unless you ask a kid. "My mom looks more at the stuff in the kitchen and the bathroom and the features. And I like the swimming pool, so I think this would be a good house for me", says Audrey Stanford, who's mom is looking to purchase a house.

Overall, real estate agents say that Abilene is a very stable market, and there are quite a few houses for sale, with just as many people looking to buy them.

A local real estate agent also told us that homes around $200,000 have fewer interested buyers at this time, so there is more room for price negotiation, whereas homes under $200,000 have a more equal supply and demand, and not as much room for budging on price.
